  • On June 1, 2020, new Waste Management trash pickup rules will go into effect. You can (click here)  for all of the pertinent info.


  • Our landscaping company will provide the next common area grass mowing along Palmer Park Blvd & Hannah Ridge Dr on Friday, May 22nd.  The next park mowing is also scheduled for Friday, May 22nd.

  • Please call or text (719-433-1461) if you see or hear about any problems with this.   


  • Homeowner Assessments (Dues) are now due on March 1, 2020.  The HOA Board of Directors has made changes to the HOA Collections Policy so that the yearly assessments due date is changed to March 1st (instead of Jan 1st) for this year forward.

  • To avoid the $20-$40 convenience fee of paying on TownSq with your credit card, instead select the "One-Time ACH Payment" method.  With the ACH method, it charges a "convenience fee" of $19.47 BUT also gives you a "cash discount" of $16.52, making it only a $2.95 fee total.


  • In March 2020, the Board decided to temporarily ease street parking and other rule restrictions (except the most serious of safety concerns such as parking in front of a fire hydrant, parking over the sidewalk, or parking near a stop sign or street corner).  In May 2020, the loosening of restrictions will come to an end to coincide with the easing of State of Colorado imposed stay-at-home order.

  • Also in March 2020, the Board implemented actions to waive late fees, interest, admin fees, etc on most HOA homeowner accounts amid layoffs/pay-cuts due to COVID-19 and increased stress on families. By May or June 2020, the Board expects the financial and emotional stresses will ease and HOA dues collections, late fees, and late interest will resume. 

  • During the COVID-19 health crisis, the HOA board of directors will not close the HOA owned park or basketball court unless extreme conditions exist in the future.  The use of the park is at the discretion of homeowners themselves and parents themselves will decide if their children will play at the park or on the playground.

  • Trash pickup days: May 7th, 14th, and 21st, and 29th, 2020.

  • Recycle pickup is only every other week.

  • The Basketball Court was installed in August 2019.

  • The Playground install was finished October 11, 2019.

  • The park bridges were repaired/replaced on February 13/14th, 2020.

  • Repair of the sidewalk on the south side of the park (as well as the drainage duct underneath that is causing it to erode) was finished on March 28, 2020. Four tons of fill dirt was inserted under the sidewalk (during mud-jacking operations to repair the sidewalk) and under the street due to severe water erosion from under the street.  This very likely saved the sidewalk and street from collapsing into a sinkhole. Some finishing touches (to seal the cracks between the street and gutter) will take place to prevent further erosion over the years.


  • Park parking lot (on the north side) was painted on Tuesday, January 21, 2020 to include a handicap spot and parking spot lines and numbers.  On Tuesday, January 28th, red "fire lane" lines and a "Feathergrass HOA" sign was installed. 

  • The parking lot entrance sign indicates "Parking by Permit Only".  The HOA will soon implement parking permits for this lot, and we will notify all vehicle owners who use this lot with instructions on how this will be implemented.  Until then, feel free to park in the lot as usual.


  • This is a new board of directors that took over in 2019 by using the power of the petition to oust the previous board who were inactive, refused to make community improvements, refused to have yearly board meetings and violated many of the HOA governing rules.  We hope you have noticed positive changes. You will continue to see positive changes that will increase the values of our homes and continue to make our neighborhood a great place to live.

  • Petitions rarely work to oust board members because a super-quorum (67 percent of all homeowners) is required to recall any board member, but the previous board would not listen to homeowners and refused to even have the minimum of 1 yearly homeowner membership meeting.  This new board does listen.  Please feel free to communicate with us in person, email, message, text or call so we can continue to make good changes in the community.

  • The next regular QUARTERLY HOA Board of Directors meeting will be held on Thursday, July 16, 2020 at 7:30 pm and will be held virtually (via internet meeting app Zoom and Facebook Live) due to the current events of the CoronaVirus/COVID-19 spread.

  • The one remaining quarterly meeting is scheduled for October 15th an the annual meeting will most likely take place on October 15th as well, unless it is changed to August when COVID-19 spread is predicted to die down in the summer and then it is expected to have a second wave in the fall (i.e. October/November).  We will keep you informed about any changes.
